The Brief

Paul and the team of Batt Building Services were hired to fully renovate an end-terrace property which was previously used as a House in Multiple Occupation (HMO). The client’s aim was to transform the property into a contemporary and comfortable home. Due to the home’s history, this full property refurbishment project came with a handful of challenges when it came time for renovation.

The Solution

To achieve a complete and compliant refurbishment, Batt Building Services carried out a comprehensive series of updates and structural repairs, including:

  • Property Gutting and Rewiring: The entire house was stripped back and rewired to meet current electrical standards.
  • New Heating System: A modern, efficient heating system was installed to enhance comfort and energy efficiency.
  • Re-plastering and Alterations: Walls were re-plastered throughout, and structural changes were made to create space for a new galley kitchen layout.
  • New Kitchen and Bathroom: Installed a modern, functional galley kitchen and a new bathroom.
  • Structural Repairs: Discovered an unsupported chimney in the roof space, which required the installation of structural ties to stabilise and comply with current building regulations.
  • Replacement of Rotten Joists: Upon inspection, floor joists were found to be severely rotted. These were removed, replaced, and reinforced to restore structural integrity.

The Result

The property was transformed from an outdated, structurally compromised former HMO property into a stylish and accommodating home. Neighbours also benefited from the structural improvements, which resolved issues caused by previous, unregulated changes to the property. The best part about this project is that it resulted in the property being completely brought back up to regulations, making it a safe and secure home for this customer.
